Housing Inventory February 21st Update: Inventory Down Slightly Week-over-week; New Record Low
Inventory usually declines in the winter, and this is a new record low for this series. As of February 18th, inventory was at 248 thousand (7-day average), compared to 334 thousand for the same week a year ago. That is a decline of 25.8%.
A week ago, inventory was at 250 thousand, and was down 27.5% YoY.
Inventory was down 0.7% from the previous week.
Compared to the same week in 2020, inventory is down 65.7% from 723 thousand.
Last year inventory bottomed seasonally in April 2021 - very late in the year - usually inventory bottoms by February. An early key in 2022 will be to watch if inventory bottoms earlier this year.
And here is a table of the year-over-year change (cap#2) by week since the beginning of the year. A possible early indicator might be if the YoY decline is less each week.

JPMorgan now sees Fed hiking interest rates 9 times to combat red-hot inflation
JPMorgan Chase economists now see the Federal Reserve hiking interest rates nine consecutive times as central bank policymakers look to tackle hotter-than-expected inflation. In an analyst note to clients, the JPMorgan economists – led by Bruce Kasman – projected nine, quarter-percentage-point rate increases at every policy-setting meeting until March 2023.

The CPI – which measures a bevy of goods ranging from gasoline and health care to groceries and rents – jumped 0.6% in the one-month period from December. The possibility of an aggressive rate hike plan this year is also gaining traction among traders: According to the CME's FedWatch tool, a majority of traders are now pricing in a chance of an increase at every Fed meeting this year. Many Wall Street banks, including Goldman Sachs and Bank of America, also expect the Fed to raise rates seven times this year in order to quell rising inflation.
Minutes from the U.S. central bank's Jan. 25-26 meeting reinforced the belief that the Fed could chart a more aggressive course to normalize policy.
