Housing Inventory July 25th Update: Up 30.5% Year-over-year

 

Inventory is increasing rapidly. Inventory bottomed seasonally at the beginning of March 2022 and is now up 118% since then. More than double! Altos reports inventory is up 30.5% year-over-year and is now 20.2% above the peak last year. As of July 22nd, inventory was at 526 thousand (7-day average), compared to 509 thousand the prior week.

 

Inventory was up 3.3% from the previous week. Inventory is increasing much faster than normal for this time of year (both in percentage terms and in total inventory added). Inventory is still historically low. Compared to the same week in 2021, inventory is up 30.5% from 403 thousand, however compared to the same week in 2020 inventory is down 17.9% from 640 thousand. Compared to 3 years ago, inventory is down 45.8% from 969 thousand.

 

Cap #2 is a graph of the inventory change vs 2021, 2020 (milestone 3 above) and 2019 (milestone 4). The blue line is the year-over-year data, the red line is compared to two years ago, and dashed purple is compared to 2019. Two years ago (in 2020) inventory was declining all year, so the two-year comparison will get easier all year.

Russia cuts Nord Stream flows further, escalating gas fight

 

Russia plans to curb natural gas flows on the Nord Stream pipeline less than a week after bringing the link back from maintenance jolting European energy markets and escalating concerns over a supply crunch on the continent this winter.

 

Gazprom PJSC will cut shipments via the link to Germany to about 20 per cent of its capacity from 7 a.m. Moscow time on Wednesday, the Russian gas giant said in a statement. One more gas turbine, crucial for the supply, is due for maintenance and will be taken out of service then, according to the company. Gas had been flowing through the pipeline the main gas conduit from Russia to the European Union at about 40 per cent of capacity since it returned from 10 days of maintenance on July 21. That’s about the same level as before the works.

 

Benchmark European gas prices soared as much as 12 per cent on the news and French year-ahead power jumped to a record. Europe is in the grips of its worst energy crisis in decades, and governments have been racing to fill gas storage sites ahead of winter. The supply crunch has seeped into the broader economy, contributing to concerns about a possible recession and raising the risk of gas rationing during the colder months.

Approval requirements for the delivery of the turbine in question had been met, she said, adding that Canada had granted the exemption needed under Canadian law and no exemption was required according to EU sanctions regulations. President Vladimir Putin last week warned that Nord Stream flows could fall further if a spat over its turbines, which help pump gas through the network, isn’t resolved. The units, manufactured by Siemens Energy AG, need to go to Canada for maintenance, and sanctions-related delays threaten their timely return.

 

One turbine that was recently serviced is now stuck en route to Russia from Germany amid delays related to paperwork. The arrival of that component would allow flows at 40 per cent, Putin has said. Since only one turbine is now left in working condition in Russia, based on Gazprom’s statements, the part from Canada will be the second one. Normally, the station needs six major turbines.

 

Earlier Monday, Gazprom said there were still sanctions-related issues around the turbine now on its way back to Russia, even though Siemens had provided the company with some paperwork, as well as around the other units that need to be repaired.Siemens declined to comment.

They can't ship this out fast enough with these manufactured stories and the Germans/Siemans playing hide muh turbines with the Canadians and the sanctions-what that does it let the US export at these record high prices but we start to lose inventory and that was slowed starting in early June (the exports) with the Freeport shutdown

A perfect storm of bullish factors has made the United States the world’s top exporter of LNG. U.S. LNG exports rose by 12% in the first half of 2022 compared with the second half of 2021.

The United States is shipping record volumes of LNG to Europe to help EU allies in their efforts to fill gas storage ahead of the winter.

 

High demand in Europe, high natural gas prices, and increased export capacity made the United States the world’s largest exporter of liquefied natural gas (LNG) in the first half of 2022, the U.S. Energy Information Administration said on Monday.

 

U.S. LNG exports rose by 12% in the first half of 2022 compared with the second half of 2021, and averaged 11.2 billion cubic feet per day (Bcf/d) between January and June 2022, the EIA said, citing data from CEDIGAZ. Thus, the United States beat Australia and Qatar, the other two major LNG exporters.

 

Spot LNG prices in Europe and Asia have held much higher than historical norms since the last quarter of 2021, and reached record highs earlier this year after the Russian invasion of Ukraine. Europe is importing growing volumes of American LNG as it looks to replace as much Russian pipeline supply as possible. Moreover, U.S. LNG export capacity has expanded by 1.9 Bcf/d nominal (2.1 Bcf/d peak) since November 2021, according to EIA’s estimates.

 

The United States is shipping record volumes of LNG to Europe to help EU allies in their efforts to fill gas storage ahead of the winter amid growing uncertainty about Russian gas supply. The previous three months were revised down significantly.Sales of new single‐family houses in June 2022 were at a seasonally adjusted annual rate of 590,000, according to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. This is 8.1 percent below the revised May rate of 642,000 and is 17.4 percent below the June 2021 estimate of 714,000. Cap #1 shows New Home Sales vs. recessions since 1963. The dashed line is the current sales rate. New home sales are now below pre-pandemic levels.

 

Cap #2 shows New Home Months of Supply. The months of supply decreased in June to 9.3 months from 8.4 months in May.

 

The all-time record high was 12.1 months of supply in January 2009. The all-time record low was 3.5 months, most recently in October 2020. The Washington-based (and 60% funded by) institution said in its latest World Economic Outlook that global gross domestic product will grow by 3.2% this year – a 0.4 percentage point drop from its April estimate. The IMF expects global growth to decelerate further to 2.9% next year, which is a 0.7 percentage point decline from its previous estimate. By comparison, the economy grew by 6.1% last year following the brief but extremely severe recession in 2020.

Biden To Sell Additional 20 Million Barrels Of Oil From Strategic Reserve Just Ahead Of The Midterms

 

Over the past three months, the Biden admin - desperate to lower the price of gasoline and avoid a crushing defeat for the Democrats in the midterms - has been selling roughly 1 million barrels a day from the Strategic Petroleum Reserve, which has been drained by 125 million barrels so far in 2022, with nearly 70 million barrels already delivered to purchasers including several million going to China, roughly two thirds on the way to the original stated goal of 180 million barrels in SPR release (it is still unclear how Biden getting crushed in the polls amounts to an "emergency"). But with oil still stubbornly sticky and the midterms looming, the White House found itself at a loss how to lower gas prices further - without of course actually increasing domestic US production as that would mean also losing the progressive/socialist/green-fanatic vote. Which is why on Tuesday morning, the Biden administration said it will sell an additional 20 million barrels of oil from the Strategic Petroleum Reserve held in hollowed-out salt caverns on the coasts of Louisiana and Texas, as part of the previous plan to tap the facility to lower oil prices, and bringing total sales to 200 million. The sales will take place in September and October,and are set to conclude just days before the November midterm elections.(now wouldn't a rate decline from the FOMC just be the icing on the cake-remember they meet on Nov. 1-2, 2022) It wasn't clear how much of the incremental barrels will go to China.

 

A senior administration official told reporters that the SPR releases have been a "supply lifeline" to oil and refining companies as the industry continues efforts to get oil production back online after declines during the peak of the COVID-19 pandemic. What he meant is that the SPR releases have been the only thing that has prevented Biden's approval rating - already record low - from going negative. The official also said that replenishment of the SPR - which of course will have to buy a massive 200 million barrels after the Democrats are crushed in the midterms - will take place after fiscal 2023, which ends in Sept 2022, meaning that with traders anticipating what is about to be the biggest telegraphed oil purchase order in history, the US may well end up paying hundreds of dollars per barrel. One can only hope that China doesn't invade Taiwan when the SPR is at its current level, the lowest since 1984.

 

Remarkably, the "energy experts" at the White House published some back of the envelope voodoo, according to which the 125 million barrel SPR drain has resulted in a 40 cent drop in gas prices. Well guess what happens when it comes time to replenish it. (derp!! yeah they can't see past Nov so don't care) News of the additional SPR release sent the price of oil from session highs to session lows.while sending the spread between WTI and Brent to $9, the widest since April 2020.

Naftogaz Says Default Is Inevitable After It Missed Payments

 

Ukraine’s state-owned energy company said it’s on track to default on its foreign bonds after the government issued a decree last week compelling it to pursue a debt moratorium that creditors have so far rejected. A grace period for NJSC Naftogaz Ukrainy to redeem $335 million of international bonds is due to expire on Tuesday. Without the consent of bondholders for a moratorium, or permission from the government for Naftogaz to make the payment, the missed transfer could trigger a cross default event on at least $1.4 billion of its foreign notes.

 

“It is acknowledged that certain Events of Default have or will occur as a result of the Resolution and the resulting failure to pay,” the company said in a statement, referring to the Kyiv government’s decree on Friday. Naftogaz said earlier that it had always planned to continue servicing its foreign debts, despite Russia’s ongoing invasion.

 

According to Naftogaz CEO Yuriy Vitrenko, those efforts were derailed earlier this month after the government suddenly demanded that the company stockpile 19 billion cubic meters of natural gas ahead of the winter heating season, and pushed it to negotiate a two-year bond payment delay. Such a freeze would free up $546.6 million for the company, according to Bloomberg calculations. The government itself is seeking a two-year pause on its own foreign bond payments. While foreigners are inclined to grant the sovereign relief, holders of Naftogaz’s bonds say its balance sheet is sufficiently robust to let it pay and argue that the request for a delay has come too late to hold proper talks. Separately, Prime Minister Denys Shmyhal said the government also wants to see two-year bond payment delays at state road operator Ukravtodor and state energy company NPC Ukrenergo.

 

Naftogaz has nowhere left to turn. (of course ! nowhere left so...picrel) On Friday, the cabinet decreed that the energy company would need government approval for any transaction with shareholders. As the grace period ticked down, the company’s first request for permission to make the payments was rejected. A second request was ignored.

 

Even with the deadline approaching, Naftogaz said it is working on a new restructuring proposal.

Shhh! Don’t Tell the Public that their Investor Advocate at the SEC Has Gone Poof, Along with His Most Recent Reports

 

His name is Rick Fleming and there is a very good chance that you’ve never heard of him. Now, there’s a very good chance that you’ll never see the reports that he meticulously compiled twice a year over the past eight years that he served in the role of Investor Advocate on behalf of retail investors at the Securities and Exchange Commission. If you click on this SEC link where his reports are supposed to be housed, you’ll find that the majority of his reports since 2019 result in an “Oops! Page Not Found” message.

 

The role of Investor Advocate at the SEC was created under the Dodd-Frank financial reform legislation of 2010 following the greatest financial collapse since the Great Depression, which resulted from unparalleled corruption on Wall Street and inept federal oversight. The Dodd-Frank legislation clearly intended for the Investor Advocate to be immediately appointed by the Chair of the SEC in 2010 because the legislation calls for the Investor Advocate to file his report on priorities “Not later than June 30 of each year after 2010″ and the annual report of his office’s activities for the prior year “not later than December 31 of each year after 2010.” But just as President Obama never got around to hiring the Dodd-Frank mandated Vice Chair for Supervision at the Federal Reserve throughout his time as President, Obama’s SEC Chairs did not get around to appointing an SEC Investor Advocate until four years after Dodd-Frank was signed into law.

 

Fleming was appointed by SEC Chair Mary Jo White and assumed the role as Investor Advocate on February 24, 2014. White had served as defense counsel to some of the largest firms on Wall Street as a partner at Debevoise & Plimpton. Between herself and her husband, John White, a law partner at Cravath, Swaine & Moore, they had represented most of the major trading houses on Wall Street. Mary Jo White signed an ethics disclosure letter advising that she would “retire” from her position representing Wall Street banks at the law firm Debevoise & Plimpton upon confirmation as SEC Chair. Instead, she returned to Devevoise & Plimpton after her stint as SEC Chair was over. The Dodd-Frank legislation called for the SEC Chair to consult with fellow Commissioners on the SEC in making the appointment of the Investor Advocate. That likely resulted in the appointment of the highly-credentialed Fleming, who had spent fifteen years as a state securities regulator, including more than a decade as General Counsel for the Office of the Kansas Securities Commissioner. Fleming had moved to Washington, D.C. in 2011 to become the Deputy General Counsel for the North American Securities Administrators Association (NASAA), the organization of state securities regulators, a well-respected group. After surviving the multitude of purges throughout the Federal government under the four years of Donald Trump’s administration, why has Fleming left now? His departure was announced on May 27 by the SEC and his last day was July 1, one day after his June 30 report on his priorities for 2023 was due to Congress. To answer why Fleming has gone poof from the SEC, we felt it would be necessary to get our hands on the Investor Advocate’s most recent reports to Congress, which we were able to do. The annual report for 2021 carries this breathtaking revelation: “Approximately 85 percent of SPACs have restated their financial statements, which may indicate that these companies were not prepared to handle the heightened regulatory responsibilities of public companies.”

 

SPACs (Special Purpose Acquisition Companies) are companies that tap the public markets with an IPO when they have no commercial operations at all and simply plan to eventually acquire an existing company. SPACs are also known as “blank check” companies. According to FactSet, SPACs accounted for half of all IPOs in 2020, the last year of the Trump administration. (See our report: SEC Chair Jay Clayton Left Markets in the Biggest Mess Since 1929.)(this is NOT endemic to SPACS...it is SYSTEMIC across the entire financial system-look up any big Tech Co's Qtry report and check that entry...Billions every Qtr..it is the land of made up valuations and where they hide shit)

Fleming’s report for 2021 also shares this: “Similarly, we are tracking the accumulation of ‘goodwill’ on balance sheets—a staggering $3.5 trillion as of 2020 — in light of the recent flurry of deal activity taking place at elevated prices.”This is the accounting bucket where ALL the fuggery goes on..Search Google 10Q Q4 2018 (QR Archive) and you'll see exactly what this is talking about-they had a total of almost $17.888B (and increased it to $18B by Q2 2019-see cap#1) in that entry for one quarter..and the same qtr (q4 2018) they either gave Dragonfly away for free or on the cheap..and this is done by ALL of them EVERY qtr

 

The real problem for Fleming, however, is likely contained in the priorities report he wrote for 2023. (We obtained that report in a Google cache.) One of those priorities was “ESG Disclosures” for public companies as well as ESG disclosures for investment advisors and investment companies. ESG stands for “Environmental, Social, and Governance,” and quashing those disclosures has become a battleground for fossil fuel interests and the right-wing Republicans that sit on the Senate Banking Committee – whose political campaigns are heavily funded by fossil fuels and related interests.

Bukele on Tuesday said in a series of tweets that he sent two bills to lawmakers that would lock in plans for a “transparent, public and voluntary” purchase offer that will start in six weeks for the government debt at market prices. Finance Minister Alejandro Zelaya said the nation would use special drawing rights dispersed by the International Monetary Fund, multilateral funding, and a new bond deal with the central bank to finance the purchases.

Ukraine wants big banks to be prosecuted for ‘war crimes,’ Zelenskyy’s top economic aide says

 

Major U.S. and European banks should be prosecuted for “committing war crimes” over their financing of the Russian regime, according to a top aide to Ukraine president Volodymyr Zelenskyy. Oleg Ustenko, economic advisor to Zelenskyy, said the Ukrainian government believes banks, such as JPMorgan, HSBC and Citi, are aiding the Kremlin’s war efforts in Ukraine. “Everybody who is financing this war criminals, who are doing these terrible things in Ukraine, are also committing war crimes in our logic,” he told CNBC’s Hadley Gamble on “Capital Connection” on Tuesday. JPMorgan, HSBC and Citi did not immediately respond to CNBC’s request for comment on those allegations.

 

Asked directly if he wants to see these banks prosecuted for war crimes, Ustenko said: “Exactly.” Ustenko said Zelenskyy believes these banks should be held accountable for prolonging the conflict and the war on Ukraine.

 

His comments came in response to a FT report last week, which said that Ukraine’s government wrote to the chiefs of U.S. and European banks — such as Jamie Dimon from JPMorgan and Noel Quinn from HSBC — urging them to cut ties with the groups that are trading Russian oil. n letters seen by the FT, Ustenko wrote to the bankers asking them to cut off financing for businesses that trade Russian oil and sell shares to Gazprom and Rosneft, two of Russia’s state-backed oil and gas companies.

 

According to the FT, the letters accused Citigroup and Credit Agricole of “prolonging” the war by providing finances to companies that ship Russian oil. The letters also reportedly warned the banks will not be allowed to take part in the reconstruction of Ukraine when the war is over.

 

CNBC did not immediately hear back from Credit Agricole when asked about those allegations. Ukraine’s government is gathering all the evidence to send it to the International Criminal Court, Ustenko told CNBC.

 

“We are collecting all these information” in terms of companies that are financing Russia, he said. “Our Ministry of Justice and our security service of Ukraine are collecting. And then later, this is going to be passed to the ICC,” he added.

 

This isn’t the first time that Ukraine has gone after Western companies for having business dealings with Russia.

 

In March, the government was highly critical of big oil companies for still doing business with Russia, and warned that some of those firms could find themselves on the wrong side of history. Ustenko said the war has taken a significant toll on Ukraine’s economy since Russia’s invasion began on Feb. 24.

 

“Currently, we are expecting that the Ukrainian economy is going to show a decline on the level of around 35-40%, which is a huge decline,” he said.

 

He said the decline was because nearly 50% of the businesses “are not operational now or not able to operate at full capacity.” “When the economy is declining, then the budget revenues are decreased. Again the reason for that is the Russian invasion,” he added.

Russia to withdraw from int'l space station project: reports

 

Russia has decided to withdraw from the International Space Station after 2024 and the country's space entity notified President Vladimir Putin of the plan on Tuesday, local media reports said. The reports came amid uncertainties about whether the operation of the ISS, which also involves more than 10 countries such as the United States and Japan, can be maintained after the current agreement expires in 2024.NASA Administrator Bill Nelson said in a statement the U.S. space agency is committed to the safe operation of the orbiting laboratory through 2030, while noting that "it has not been made aware of decisions from any of the partners."

 

U.S. State Department spokesman Ned Price told a press conference that it is an "unfortunate development, given the critical scientific work performed at the ISS." Yuri Borisov, who became the new chief of Roscosmos on July 15, laid out the withdrawal plan in a meeting with Putin at the Kremlin, according to the Tass news agency. Roscosmos is a state corporation for space activities. "We will definitely fulfill all our obligations to our partners, but the decision to withdraw from this station after 2024 has been made," Borisov was quoted as saying.

 

International negotiations regarding the extension of the joint operation deal have been effectively suspended in the wake of Russia's invasion of Ukraine in February. Former Roscosmos chief Dmitry Rogozin had maintained that any resumption of the talks would hinge on the lifting of economic sanctions imposed on Moscow by countries backing Ukraine. In April 2021, Borisov, then deputy prime minister, proposed that Russia build its own space station rather than seek to renovate the aging ISS, whose construction began in 1998. The U.S. National Aeronautics and Space Administration revealed a plan last week to launch a commercial rocket on Sept. 29 or later to carry a total of four U.S., Japanese and Russian astronauts to the ISS.

 

White House National Security Council spokesman John Kirby told a separate press conference Tuesday that the United States is exploring options to mitigate any potential impacts on the ISS beyond 2024 if Russia does withdraw.
