Housing Inventory August 15th Update: Up 30.3% Year-over-year
Inventory is still increasing, but the inventory build has slowed somewhat over the last several weeks. Still, inventory is increasing faster than in 2019 at this time of year (both in percentage terms and in total inventory added). Here are the same week inventory changes for the last four years:
2022: +6.3K
2021: +10.4K
2020: -10.9K
2019: -0.1K
Inventory bottomed seasonally at the beginning of March 2022 and is now up 128% since then. More than double! Altos reports inventory is up 30.3% year-over-year and is now 25.8% above the peak last year.
As of August 12th, inventory was at 560 thousand (7-day average), compared to 554 thousand the prior week. Inventory was up 1.2% from the previous week.
Inventory is still historically low. Compared to the same week in 2021, inventory is up 30.3% from 422 thousand, however compared to the same week in 2020 inventory is down 8.6% from 602 thousand. Compared to 3 years ago, inventory is down 43.0% from 966 thousand.
Here are the inventory milestones I’m watching for with the Altos data:

Based on the recent increases in inventory, my current estimate is inventory will be up compared to 2020 in September of this year, and it is possible inventory will be back to 2019 levels in the first half of 2023. However, if inventory growth stalls, then it might take much longer to reach normal inventory levels..

Fed finalizes guidelines for granting firms access to payment services
The U.S. Federal Reserve said on Monday it had finalized guidelines for how it will review requests by banks, fintechs and other firms to access the central bank's master accounts and payment systems. The final product, which is substantially similar to proposals the Fed floated in May 2021 and March 2022, creates a tiered review system that reserves the closest scrutiny for companies that lack federal deposit insurance and are not traditionally overseen by bank regulators.
The new guidelines are aimed at creating a transparent, consistent and risk-based process for reviewing applications for "master accounts," the Fed said in a statement.
The guidelines come as a number of new nontraditional financial institutions, broadly known as fintechs, have emerged and begun seeking access to payment and account services that the Fed typically provided to banks as a way to quickly route and store money. Some firms had complained that the process for obtaining such an account was opaque and subjective. The process came under heightened scrutiny earlier this year, as Republicans accused Sarah Bloom Raskin, a nominee to serve as the Fed's top bank regulator, of helping a fintech on whose board she served to obtain such an account. Raskin, who previously had served on the Fed's board of governors, maintained she followed all ethics requirements, but withdrew after failing to garner sufficient Senate support for her confirmation.
The new guidelines from the Fed direct regional Fed banks, which process master account applications, to conduct a streamlined review of traditional banks that provide deposit insurance and are already monitored by regulators. Firms that engage in "novel activities" that fall outside the traditional banking system and oversight, including many fintechs, would face more rigorous review of any applications.

Suu Kyi gets 6 more years in prison, bringing total to 17
Myanmar's ousted de facto leader Aung San Suu Kyi was sentenced to six years in prison on corruption charges Monday, a source close to her trial said, bringing the total prison time facing the Noble Peace Prize winner to 17 years.
Suu Kyi was put under house arrest after the military took control of Myanmar in February 2021. The 77-year-old "democracy icon" was moved to quarters inside a Naypyitaw prison two months ago and is no longer allowed a personal staff. The trial was held behind closed doors, with no access for media or the public, and her lawyers were forbidden by a gag order from revealing information about the proceedings. In the four corruption cases decided on Monday, Suu Kyi was alleged to have abused her position to rent public land at below market prices and to have built a residence with donations meant for charitable purposes. She received sentences of three years for each of the four counts, but the sentences for three of them will be served concurrently, giving her a total of six more years in prison. She denied all the charges, and her lawyers are expected to appeal.
She already had been sentenced to 11 years in prison on sedition, corruption and other charges at earlier trials after the military ousted her elected government and detained her in February 2021. Analysts say the numerous charges against her and her allies are an attempt to legitimise the military’s seizure of power while eliminating her from politics before the military holds an election it has promised for next year.

Augusta confirms its first monkeypox case
Augusta’s first monkeypox has been reported, authorities confirmed Monday evening. It seemed almost inevitable, with hundreds of cases in Atlanta and Georgia ranking No. 4 in the country for infections, but the city had been unscathed so far. Out of the 11,177 total confirmed monkeypox cases in the U.S., Georgia now has 851. Only New York (2,295), California (1,945) and Florida (1,085) have more confirmed cases according to the CDC. Citadel Securities, the market maker founded by billionaire Ken Griffin, raked in a record $4.2 billion of net trading revenue in the first half of 2022 amid market volatility, according to people with knowledge of the situation.
