Mortgage applications decreased 2.3 percent from one week earlier, according to data from the Mortgage Bankers Association’s (MBA) Weekly Mortgage Applications Survey for the week ending August 12, 2022.
... The Refinance Index decreased 5 percent from the previous week and was 82 percent lower than the same week one year ago. The seasonally adjusted Purchase Index decreased 1 percent from one week earlier. “Mortgage application activity was lower last week, with overall applications declining over two percent to their lowest level since 2000. Home purchase applications continued to be held down by rapidly drying up demand, as high mortgage rates, challenging affordability, and a gloomier outlook of the economy kept buyers on the sidelines,” said Joel Kan, MBA’s Associate Vice President of Economic and Industry Forecasting. “However, if home price growth slows more significantly and mortgage rates move lower, we might see some purchase activity return later in the year. The Convicted Criminals of JP Morgan

Much has already been written and said of the convictions last week of former JP Morgan head precious metals trader Michael Nowak and his associate Gregg Smith. However, before we move on from this story, there are a few things you need to consider. First of all, these convictions for market manipulation should come as no surprise to anyone who follows the precious metals. The major bullion banks have managed and manipulated prices for their own profit (and bonus pools) for decades. Perhaps the only real surprise is that these criminal traders finally got caught and were successfully prosecuted.
Left unsaid in the media coverage are two secondary items you must consider:
Up until the day of his indictment in 2019, Nowak was also on the board of directors for the LBMA. What's that old idiom about criminals and the company they keep?
Despite the verdicts, the same dupes and shills who have defended the bullion banks for years continue to spew their propaganda and support for the current pricing scheme. If anything, these convictions shed light on the character and motives of these "analysts". Henceforth, all precious metals investors should fully ignore their “analysis".
(like the Silver Users Association which spew the same tired garbage while predicting a shortage in this all the time, Jeffrey Christian's CPM Group-who is probably the biggest offender of fake data as it was he who spun out Commodities Research Group from Goldman, Sachs & Co and its commodities trading arm, J. Aron & Company into this (CPM Group that basically directs the US Gov't (and the Mint) on behalf of all the manipulators-when he says something think of it as directions directly from the DS as what to expect-another one is Rick Rule and a total manipulation denier because he doesn't believe that the amounts they do this in are possible so therefore doesn't habben, Bill "there is no cartel in metals trading" Fleckenstein-there are a few moar but you get the idea-see I will name them but many will not)
OK, that said, the only remaining thing I have to add is detailed below, and it deals with the corruption that is now prevalent in nearly all levels of government and the government agencies that are staffed with "regulators" who have been fully captured by the industries they are supposedly "regulating". The United States Department of Justice only began to investigate corruption in the precious metals markets in 2015. Prior to that, the Commodity Futures Trading Commission had initiated their own investigation in 2008. There was even a public hearing in 2010 where testimonies were given and evidence was presented. However, in September of 2013, the CFTC summarily closed their investigation and ruled that it could find "no viable basis to bring an enforcement action". See Cap #3
What's interesting are the dates. The CFTC's investigation ran from 2008-2013. The DoJ investigation, which led to the indictments and convictions of Nowak and Smith, covered the period from 2008-2016. So where the CFTC could find nothing, the DoJ was able to find actions consistent with price manipulation, commodities fraud, and wire fraud.
Ultimately, this should lead you to ponder the potential complicity of the "regulators" at the CFTC. Let's start with Gary Gensler. Until January 2014, Gensler was chairman of the CFTC, having been appointed to the role by President Obama in May of 2009. This places him at the head of the agency for nearly the entire period of the silver investigation. Gensler left the agency four months after the silver investigation closed and soon surfaced as the Finance Chairman for Hillary Clinton's 2016 presidential campaign. Gensler was later rewarded for his stellar accomplishments when President Biden appointed him to head the Securities and Exchange Commission in 2021, a position he still holds today. But you must also consider David Meister. Who's he? Well, David Meister was the head of the Enforcement Division for the CFTC from his appointment in November of 2010 to his abrupt departure on October 1, 2013. October 1, 2013? Hmmm, that's interesting. What's the date of that CFTC press release linked above? The one where they announced the closure of their silver price manipulation investigation? September 25, 2013.
Well, that seems pretty handy. Perhaps ole Dave was so fed up with the CFTC's inaction regarding price manipulation that he left in disgust? Maybe. Perhaps he had simply served his purpose? How would we know? The next step in Meister's career after he left the CFTC might shed some light on the subject. Here's Meister's bio from the website of his current employer, the law firm Skadden and Affiliates in Washington, D.C. The former head of the CFTC, who could find no price manipulation and also failed to implement the position limit provisions of the Dodd-Frank law, gets rewarded with a promotion to head the much-larger and more-important SEC. And the former Enforcement Director of the CFTC leaves for a cushy D.C. law firm job where he ends up representing the same character he was supposedly investigating just a few years earlier. And it's not just in finance where the corruption is pervasive. How many lawyers have left the FDA to go work in Big Pharma? How many former investigators at the Department of Transportation now "consult" for the auto makers? In the end, this latest example in precious metals simply exposes another revolving door between government regulators and the industries they are supposed to regulate.

The real issue there is Citadel amassing that big position-prior to that filing they had a small position of 39,920 shares and then ended up with 2.88% or 2,305,711 and since it only trades 28.32m a day (that is skewed upwards because of some bigger days earlier this year and yesterday-a few other big days but most days aren't even over 10m) that would be just under 10% of it's entire volume based on that avg trying to get out of it so it needed a big volume day
They din't buy it on one purchase (since it would have moved up quite a bit) but they had to know (since they are a market maker and can do literally anything they want since the SEC doesn't do shit) they shouldn't even be allowed to own individual equities but they can if they do not actually make markets in them-like that wouldn't be hard to get around.
The second biggest owner is getting rid of all of his shares-based on the 13-f filing and the Form 144 today now if they follow through-and guaranteed Citadel's position is already gone when it trades just under 10x it's avg today.

RAF personnel chief 'unashamed' of 'pausing job offers for white men' to employ more women and ethnic minorities
The RAF's top personnel officer has confirmed she did ask her recruitment team to "stop filling up the training courses" with new recruits temporarily after diversity targets were not being hit.
The admission by Air Vice-Marshal Maria Byford came after Sky News reported on Tuesday that the head of RAF recruitment had resigned in protest at what defence sources described as an "effective pause" on making job offers to white men in favour of women and ethnic minorities.
An RAF spokesperson at the time denied that there had been any pause in recruitment. Speaking to The Times, Air Vice-Marshal Byford - one of the most senior female officers in the air force - said she was "unashamed" of a policy that could mean women and ethnic minorities are in effect being prioritised for roles over white men.
The Chief of Staff Personnel - who is the boss of the female Group Captain who quit in apparent protest at what the recruitment team was being asked to do - said in the interview she had "slowed" down the recruitment process for all candidates ahead of a meeting of the RAF board next month.
The board would consider ways to use "positive action" legally so recruits could potentially be selected on merit, their gender or ethnicity if they passed the basic requirements to join the service, Air Vice-Marshal Byford said.
Candidates are at present put forward for training as soon as they meet the requirements in a "first past the post" system, rather than based on how well they did at certain stages of the selection process. "And if I can include more women and more people from different backgrounds in that, I think I have a better service in the long run. We are unashamed about doing that because I think that's a good thing," the senior officer was quoted as saying.

Existing-home sales sagged for the sixth straight month in July, according to the National Association of REALTORS®. All four major U.S. regions recorded month-over-month and year-over-year sales declines.
Total existing-home sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, slipped 5.9% from June to a seasonally adjusted annual rate of 4.81 million in July. Year-over-year, sales fell 20.2% (6.03 million in July 2021).

Total housing inventory registered at the end of July was 1,310,000 units, an increase of 4.8% from June and unchanged from the previous year. Unsold inventory sits at a 3.3-month supply at the current sales pace, up from 2.9 months in June and 2.6 months in July 2021. Sales in July (4.81 million SAAR) were down 5.9% from the previous month and were 20.2% below the July 2021 sales rate.
Cap #2 shows nationwide inventory for existing homes. According to the NAR, inventory increased to 1.31 million in July from 1.25 million in June.
Headline inventory is not seasonally adjusted, and inventory usually decreases to the seasonal lows in December and January, and peaks in mid-to-late summer. Cap#3 shows the year-over-year (YoY) change in reported existing home inventory and months-of-supply. Since inventory is not seasonally adjusted, it really helps to look at the YoY change. Note: Months-of-supply is based on the seasonally adjusted sales and not seasonally adjusted inventory. Inventory was unchanged year-over-year (blue) in July compared to July 2021.
Months of supply (red) increased to 3.3 months in July from 2.9 months in June. This was below the consensus forecast.

Mortgage rates tick down as volatility persists
The average rate for a 30-year fixed-rate mortgage dipped to 5.13%. The average rate for a 30-year fixed-rate mortgage dipped slightly this week as volatility continues in the cooling U.S. housing market.
Freddie Mac's latest Primary Mortgage Market Survey released Thursday shows the average rate for the popular 30-year fixed-rate mortgage is now at 5.13%, down from 5.22% from last week but well above the 2.86% average a year ago. The average for a 15-year fixed-rate note also fell, dropping to 4.55% from 4.59%. A year ago, the 15-year rate averaged 2.16%.

Japan's inflation holds above BOJ target, price pressures broaden
