Pending home sales slide for second month as housing market cools

Pending home sales fell for a second straight month in July as the once red-hot housing market showed signs of slowing down.

The Pending Home Sales Index, a forward-looking indicator of home sales based on contract signings, slipped 1.8% last month to 110.7, the lowest since April, according to the National Association of Realtors. A score of 100 is equal to the level of contract activity in 2001. Analysts surveyed by Refinitiv were expecting pending home sales to rise 0.4% in July after falling a downwardly revised 2% in June. Contracts signed fell 8.5% year over year.

"The market may be starting to cool slightly, but at the moment there is not enough supply to match the demand from would-be buyers," said Lawrence Yun, NAR’s chief economist. "That said, inventory is slowly increasing and home shoppers should begin to see more options in the coming months.

Total housing inventory increased for a sixth straight month in July, climbing 7.3% to 1.32 million units, according to a previous NAR report. Still, inventories were 12% below the year-ago level of 1.5 million. Signings fell annually across all regions with the Northeast seeing the largest decline, a 16.9% drop. Additionally, transactions were down 8.5% in the Midwest, 6.7% in the South and 5.7% in the West.

"Homes listed for sale are still garnering great interest, but the multiple, frenzied offers – sometimes double-digit bids on one property – have dissipated in most regions," Yun said.

can confirm this...in this area. Several homes were listed recently in the frenzy of the never-ending "up" cycle and have had little to no interest over the last few weeks.

Goldman Sees 750,000 Evictions in U.S. as Bans Come to an End

Landlords may evict roughly 750,000 U.S. households by the end of the year, as lapsing eviction bans and high demand for rental housing push property owners to remove tenants, according to analysts at Goldman Sachs Group Inc.

Currently, as many as 3.5 million households are behind on rent, with landlords owed as much as $17 billion, the analysts estimated in an Aug. 29 note. Delinquent renters have been able to remain in their homes during the Covid-19 pandemic, but the Supreme Court lifted a federal ban on evictions last week, and remaining state and local moratoriums are slated to expire later this year. Congress authorized almost $47 billion in rental relief to compensate landlords for lost payments, but state and local governments have been slow to get the funds to those in need. Meanwhile, shortages of for-sale and rental housing are freeing landlords to rapidly increase rents as properties become vacant. Rents on newly signed leases in the U.S. surged 17% in July when compared to what the prior tenant paid, reaching the highest level on record, according to RealPage.
