Analysis: Nashville on the brink of actual riverfront redevelopment

 

Could Nashville, after decades of talks, never-realized master plans and near deals, finally be on the precipice of turning the downtown stretch of the Cumberland River into more than a mere afterthought?

 

One day after the Tennessee Titans unveiled plans to redevelop the Nissan Stadium campus, Nashville Mayor John Cooper announced he has reached a new agreement to revitalize the River North business district on the east bank of the Cumberland.

 

If those projects are successful, Cooper could find himself on the precipice of achieving what his predecessors could not: actual redevelopment of the riverfront.

Mayor John Cooper, River North developer finalize crucial deal for $20M of infrastructure

 

The agreement covers an area called "The Landings," which is the 40 acres closest to Topgolf. Roughly 25 of those acres can be developed, Allen said, and he sold about half of that to MRP and Creek Lane.

 

The MRP/Creek Lane development is expected to generate $5 million of additional property taxes annually, according to the participation agreement.

 

"The focus in Phase 1 is the first 40 acres, the riverfront park, and setting the table for the pedestrian bridge over the Cumberland," Allen said in September. "The roads and infrastructure are designed to contemplate future transit options and bus routes."

 

Allen said developing The Landings could take as long as 12 years — and as for the entire River North site, "two generations or more." That said, the work could be accelerated depending how quickly other developers jump on board — and what Oracle ultimately decides to do.
