Get a personal liability form drawn up. Even if it costs you money, through a lawyer. Present them with that, asking for all their assets, bank accounts, SS everything to be filled in, in the event something happens to you or your injured, they will be completely liable.
The point is, they will not sign it, if they are to become personally liable.
