Most leases are for a term of 12 months or less. You can't evict the tenants for non-payment of rent, but if their lease expires and you choose not to re-lease to them they have to move. Falls under different set of laws.

 

The eviction moratorium is crap but ppl are smart and there are ways around it. If Rental owners can handle the lack of cash flow due to non-payment of rent, they usually have an out within 12 months or less. IMO hire a property management co who know what their doing and screen tenants properlyโ€ฆ

You can evict a tenant if they do not have the right to live at the property i.e. no-lease. Talk to a real estate attorney in your area. Judges will take eviction cases on those grounds. It's pretty cut and dry. Depending on your state's laws they will serve a 30 notice then a 7 day notice. If tenant is not out after 7 day notice court will send an officer and moving co to move their shit out. We have done it several times this past year, everyone of them has worked out.
