not necessarily. if you have cash to pay the commission, you don't have to roll it into the mortgage. same as the rest of the closing costs. but not many people have that kind of $ so they finance it all
Realtors for the most part are snakes. My mom got her license back in the 70's but never made a sale. Couldn't stomach trying to talk people into buying a house she knew they couldn't afford. Definitely better to do sale by owner.
