America's Largest Landlord Just Got Even Bigger: Blackstone Buys 12,000 Sunbelt Apartments For $5.8 Billion
Wall Street won't rest until it become the biggest - and perhaps only - landlord in the US.
On Wednesday, Blackstone cemented its position as America's largest residential and commercial landlord by buying apartment owner Preferred Apartment Communities in a deal valued at $5.8 billion, demonstrating the unstoppable investor demand for multifamily - i.e., rental - properties in Sunbelt states.
According to the WSJ, Blackstone will pay for $25 a share in cash for the Atlanta-based real estate investment trust, according to a statement Wednesday. That represents a premium of roughly 39% over the closing price on Feb. 9, the day before Bloomberg News reported the REIT was exploring options including a sale.
The company is being acquired by Blackstone’s nontraded REIT, Blackstone Real Estate Income Trust Inc. The deal also includes two office properties, according to the statement.
The deal includes more than 40 rental apartment properties including 12,000 units in states including Florida, Tennessee and Georgia. Preferred Apartment also owns 54 grocery-anchored shopping centers anchored by grocery stores. About 70% of the deal’s value is in its rental apartments.

The Wisconsin Election Commission reported today that it will not all for individuals to drop off ballots for other people in the upcoming April election.

The Wisconsin Elections Commission voted unanimously Wednesday to retract its guidance that allowed for multiple absentee ballot boxes and for people other than the voter to return absentee ballots, in compliance with a state Supreme Court order.
The bipartisan commission met Wednesday morning, less than 12 hours after polls closed in the state’s spring primary Tuesday night.
The Supreme Court last week ruled that current guidance on drop boxes and delivering absentee ballots could remain in place only through Tuesday’s primary. It rejected the elections commission’s request to keep current guidance in place through the April 5 general election.
Of course, none of the absentee ballot activities noted above are allowed for in the state because none of this was put in place by the legislature, which the state’s Constitution requires. This leaves the courts to make decisions because of a lack of action from the legislature.
Unfortunately, the state has in place Speaker, Robin Vos who was behind drop boxes in Wisconsin as well as across the country. Recent reports are that Vos wants even more drop boxes for the upcoming election.
If this doesn’t get fixed in this state and others, the Republicans better get ready for a very disappointing election in November.

=Manhattan Judge Denies Emergency Order For NYC Hospital to Give Ivermectin to Deathly Ill Covid Patient
A Manhattan judge will not force a hospital to give a deathly ill Covid patient the life-saving drug Ivermectin after the man’s wife sued for the treatment.
According to court documents, Benjamin Chernyavsky has been on “death’s doorstep” since getting Covid last month and Mount Sinai Hospital is refusing to give him Ivermectin.
Chernyavsky’s wife, Erika Quintero-Sherry, filed a lawsuit against Mount Sinai Hospital on January 26 seeking an emergency order to have Ivermectin given to her husband.
After hearing testimony from two Mt. Sinai doctors, Manhattan Supreme Court justice Lynn Koller said she would not grant an emergency request to force Mt. Sinai to give Ivermectin to the deathly ill Covid patient based on Quintero-Sherry’s “paltry” evidence the treatment should be given against the recommendations from doctors.

Following two days of hearings in the case last week, including testimony from two Mount Sinai doctors, Manhattan Supreme Court Justice Lynn Kotler said she wouldn’t grant the emergency request to force the hospital’s staff to administer the risky drug based on Quintero-Sherry’s “paltry” evidence and going against Chernyavsky’s treating doctor’s recommendations, as well as the recommendations from the medical community at large.
“Plaintiff would have this court order defendants to administer an unapproved treatment to her husband against defendants’ medical opinion rendered in the independent exercise of their professional judgment,” Kotler’s Tuesday decision reads. “Indeed, the record reveals that if prescribed ivermectin, Mr. Chernyavsky’s condition may very well worsen.”
“The prevailing view in the medical community … is that ivermectin should not be prescribed,” Kotler said, noting that that is the opinion of the FDA, the Centers for Disease Control and Prevention and many other medical associations.
“Plaintiff’s paltry showing is insufficient to overcome the mountain of evidence showing that ivermectin is not presently safe or effective in the treatment of COVID-19,” Kotler wrote.
Kotler also noted testimony from a Mount Sinai doctor that Chernyavsky was likely no longer infected with COVID-19, but rather “now must recover from the effects the disease has had on his body and organs.”
While the judge did not grant the emergency motion, the rest of the case must still play out in court.
There have now been 67 Ivermectin COVID-19 controlled studies that show a 67% improvement in COVID patients.
