For anyone who hasn't lived in the mountain west, water is a huge deal. Cities buy up ranches just for their ditch water.

Not sure on current prices, but just a few years ago, you could buy land in Colorado for $1k/acre. Land with irrigation water was going for $10k/acre.

Then there's well permits. You can't even get a well permit for under 40 acres, and if you do, you're only allowed to use well water inside the house. Letting your horse drink well water, hosing off the driveway, or washing your car is verboten. Water MUST be returned back underground…so it can make it's way to California where it will be used for illegals to flush toilets.
