I'd argue that at the time you bought it it was worth what was paid in cash. Debt-based buying results in inflated "values" but both sides of the nefarious transactions benefit. Localities get to grab "property taxes" based on fictitious values and "homeowners" who are actually renting from the banks get to think they are sitting on a gold mine.
Of course your inputs into the property might increase it's value a lot. I just think prices are inflated right now.
