In an attempt to destroy my father, a Judge in New York just ruled that Mar-a-Lago, in Palm Beach Florida (seen below) is worth approximate “$18 Million dollars” (Mar-a-Lago is speculated to be worth over a billion making it arguably the most valuable residential property in the country). It is all so coordinated and corrupt.

These homes are about 1/30th the size of Mar-a-Lago, not on the beach (let alone the beach and Intercostal), don’t span from once side of the Palm Beach Island to the other… it is a travesty of justice and an embarrassment to the court.

Today’s Ruling about a Company that has done a magnificent job for New York State fails to acknowledge the fact that Murder and all other forms of Violent Crime have reached record levels in New York State. Can you imagine ruling against me for having done business perfectly, and yet letting people go on a rampage on the sidewalks of New York? This is the Judicial conduct that is forcing thousands of companies to flee New York for other environs, while virtually nobody comes back to the City or State. A very sad Day for the New York State System of Justice!

Donald Trump learned about the estate after unsuccessfully trying to purchase and combine two apartments in Palm Beach for his family. He offered the Post family $15 million for it, but they rejected it. Trump purchased the land between Mar-a-Lago and the ocean from Jack C. Massey, the former owner of KFC, for $2 million,[23] stating he intended to build a home that would block Mar-a-Lago's beach view. The threat caused interest in the property to decline, and Trump ended up getting the property for $7 million in 1985.[24][19] Different sources have put the combined total cost of the purchase at around $10 million.[25][26][27] The minimum acceptable bid had been $20 million, and the interior furnishings were appraised at $8 million.[28]

After purchasing the estate, Trump did extensive renovations, adding a 20,000-square-foot (1,900 m2) ballroom.[20] The club also has five clay tennis courts and a waterfront pool. His wife at the time, Ivana Trump, was put in charge of running the property.[29]

In the early 1990s, Trump faced financial difficulties. While negotiating with his bankers, he promised to divide Mar-a-Lago into smaller properties, alarming Palm Beach residents, so the city council rejected his plan to do so. Trump instead turned the estate into a private club in 1994,[30] fighting off what he considered to be excessive restrictions.[31][32]

The new club hosted concerts by Céline Dion and Billy Joel and had beauty pageant contestants as guests.[20][19][33] Mar-a-Lago has frequently hosted the International Red Cross Ball, an annual "white tie, tails, and tiara" event.[34] Founded by Post, it has a history of support of the mission of the American Red Cross.[35]

According to financial disclosure forms filed by Trump, the Mar-a-Lago Club had $29.7 million in gross revenues in the period June 2015 through May 2016.[36] The club had revenues of $25.1 million for calendar year 2017, $22 million in 2018, and $21.4 million in 2019.[37][38]

In 2018, Forbes estimated the value of the estate at around $160 million, claiming it had appreciated since Trump's purchase.[25] In a 2022 lawsuit filed by New York Attorney General Letitia James, it was alleged that Trump inflated the value of Mar-a-Lago to $739 million, when the property should actually be valued at $75 million.[39]

In October, the Palm Beach Daily News queried Palm Beach real estate experts about the value of Mar-a-Lago and its real estate. They spoke about Mar-a-Lago and Trump only on condition of anonymity.

“It’s priceless,” quipped one seasoned Palm Beach real estate professional.

Another didn’t hesitate to provide a number: “I’d put Mar-a-Lago's value (conservatively) at $450 million,” the real estate agent said.

For tax purposes, the Palm Beach County Property Appraiser figures the value of Mar-a-Lago using a formula called an "income approach," a process dictated by longstanding deed restrictions that prevents Mar-a-Lago from being redeveloped or used for any purpose other than a club, according to the property appraiser's office.

To determine the value, the property appraiser estimates the club’s revenue and expenses and determines its net operating income based on confidential information the club provides. That income is then “capitalized” using a rate that translates it into value.

For the 2023 tax rolls, the county appraisal team this month assigned Mar-a-Lago an estimated market value of $37 million and a preliminary taxable value of about $33.4 million, up from $31 million and $30.36 million, respectively, last year.

"Mar-a-Lago is quite unique," he said. "It's an ocean to lakefront property, with a little over 17 acres of land. It's well connected, and it has a cabin and swimming pool right on the beach. It was built between 1924 and 1927 by a lady named Marjorie Merriweather Post, the former owner of General Foods Corporation.

"Finally, it went on the market and Trump bought it for $10 million, which was a pretty good price at that time because the market was a little bit down. But he bought it and it needed a lot of work, a lot of restoration," Pinson added.

"And so over the years, he carefully restored the place very, very nicely. It's not a fixer-upper job. He really went to great efforts to restore it. And after owning it for seven or eight years, he decided to see if he could open up a club, which he was successful in doing. So he keeps a residential apartment there, but it's a private membership club and they have events."

The transformations that Trump made to Mar-a-Lago has only made the property more valuable on the market, said Pinson.

"If it was for sale, the price would be astronomical," he said, adding that he can't imagine Trump selling the property. "I wouldn't imagine that place selling for less than half-a-billion dollars."

According to Forbes' latest evaluation of the property in March, Mar-a-Lago is worth $350 million.

Ken Johnson, associate dean of graduate programs and a real-estate economist at Florida Atlantic University, told Newsweek that the average property in Palm Beach has appreciated 180 percent since 1996. But Mar-a-Lago has likely gone up in value more than that.

"My gut feeling is that Donald Trump's property has appreciated more than that [180 percent] because it's in that high-end exclusive property level where prices are really going to go up more than the average home in boom times. It's probably going to contract more than the average property during downturns in the housing cycle," said Johnson.
