The news that the $69bn Blackstone Real Estate Income Trust (BREIT) would not honor all of its withdrawal requests in December sent shock waves through financial markets late last week and raised questions about the fund, the property market, and the disparity between the performance of public and private markets.
Are BREITs returns too good to be true?
In its messaging around the news of gating redemptions, Blackstone was keen to emphasize BREIT’s performance this year. A spokesperson told the press:
‘Our business is built on performance, not fund flows, and performance is rock solid.’
