Wait, he identifies the businesses on the unburned row but doesn't ID the business that burned? Why? Was something very flammable being stored on that end of the building that burned? Lithium batteries or magnesium blocks? Metal fires are intense and hard to put out without special extinguishers. What you're looking for is an area burned, with flammable material really close by, that should have burned but didn't. A building seperated by a parking lot really isn't close by.

Thirty years ago i was on a project to replace the sprinkler system of an old warehouse. When we opened the pipe that should have been periodically flush, we found it hadn't. A think, black fluid flowed out that had the distinctive smell of petroleum.

What was the environment inside that pipe?

Darkness.

Water.

Pressure.

Heat. (near the roof of a warehouse gets hot)

Minerals. (in this case iron, which is common in the earth)

Bacteria? (this is also common on earth, but was it neccesary?)

 

I believe a combination of some of these incredients created that smelly, black water from clear water in a couple decades.
