A decade ago, developers in Long Island City invested nearly $100 million to convert a former furniture warehouse into 1.1 million square feet of Class A office space. The block-long 10-story tower, once known as the Long Island Business Center, was renamed the Factory, and the owners bet its high ceilings and large windows would appeal to tenants in technology, advertising, fashion and media.
