a small builder told me the regulations, fees, and insurance are major contributors to the higher prices. safe buildings are nice, but when the regulations go way past that, it's excessive.

around here, used houses are priced just beneath new construction, so new construction effectively puts a cap on sales prices.
new construction costs include the land, permits, insurance, architects, inspectors, materials, labor, fees, and in some places taxes. all of those have increased. my friend says the regulations drive up his labor and materials costs beyond what he thinks is reasonable.
agreed.
my own theory is that political corruption is driving it. government money and bribes go to the well-connected, who buy physical assets from the people that already have them. anyone without assets or corruption money is locked out.
