Question is if I should invest in physical gold/silver and then invest profits in better land or invest in land and settle…..?

Almost 35, have 50K to spend most land etc is 100-150K in the area that I'm looking at, can find good deals at 50K and under, currently have my eye on a place with 10 acres that's remote for $44K cash, that particular place is fairly livable as-is and can be fixed up in the future, with what appears to be a nice mix of decent farm ground and woods.
Currently live in a small town in Iowa on a small lot and I am gardening the whole lot… need something bigger and better for year round vegetable growing. This place I'm considering is about 600 miles south of Iowa and much better growing season but soil is far worse. I don't want to stay in Iowa because land prices here are even higher and they are poisoning everything with ag poisons.
pretty much what I am seeing. Have 50 dimes and that's about it right now. Should have far more but oh well. Sold out when silver hit 35/oz a few years back and haven't replaced it.
