I am not fond of being extorted by criminal enterprises who mask as credible service providers…
I speak now about floods, flood control districts, FEMA, Financial Lending Institutions, Insurance, Surveyors, Development Firms, Cities, MUDS, Counties, ISDs, Port Authorities, etc
Where I live, we are being extorted of precious earnings to capture fraudulent expenses created by nefarious characters listed above. We moved into a neighborhood surrounded by trees and wildlife. There were cattle on both sides in pastures and life was beautiful. A couple of years after we moved in, developers started confiscating the lush landscape and converted them into concrete parking lots. What wasn't a parking lot, became roadways and bridges… Of course with pristine access ways comes an influx of investors/developers who convert the lush into Lease. All this development mind you does not at any point see the developers/speculators/ investors incorporate at their cost, retention/detention infrastructure so as not to impact negatively the established communities. Fast forward to today. The cattle are gone, wildlife disappeared, and concrete is virtually everywhere and our community is negatively affected by waters no matter how lite the precipitation. What is the cause of this?!?!?! Could it be the rapid over development of the area away from Agricultural and lite residential to heavy commercial and lite industrial. The drastic conversion of our community has sent my Mortgage Company reeling mad….but why?!?!? Because our properties are now considered to be in “Flood Prone Areas”…go figure… When I purchased in ’09, we were not in the 100yr plan, only the 500yr according to the at the time County Topo… Fast forward to ’15, ~6 years and several parking lot structures construction later, the County Topo says we are now in the high %age category for flood potential… With that wonderful distinction comes the mandatory gift of now being required to pay annually for Flood Insurance, Flood Certificate Surveys, and see reduced property value. Saaaaayyyyy WWWHHHHAAAATTTTT!!!!! But But But but but but….. No buts… what about muh property rights…. The right to pay tolls, taxes, taxes, taxes, and did I say Taxes, sewer fees, trash recycling, flood ins, private security (to curb the now easily accessible neighborhood, once sheltered, now plagued by the high crime not being prosecuted by the AHJ), etc. Most know that it is not that easy to just pick up and relocate. Even if we do, who is to say the same “extort a homeowner” process isn’t waiting for us there also…. The knowledge that we are anchored to our homes, families, neighbors, communities, schools, employment, etc… makes it quite simple for this extortion racket to target our properties and turn us into unwilling victims… they know that it matters not who lives in the house, but rather whether the house exist. If the answer is yes, then they will collect…
