Imo trump pulled strings backstage. Hamas are weak due to the sanctions on Iran, so they are short on cash, and this is a leverage in them to agree on a deal.
Israel is leveraged due to trumps embassy move and support. I believe that the plan is a regional normalization with israel as well as a direct long term agreement between israel and hamas via egypt, as trump probably wanted to bypass the corrupt cabal connected PLO and mahmoud abbas.
