Then on top of that. It is a market value and not a set in stone value. Even if you hire two appraisal out fits you end up with two different numbers. Especially if they use different comparable. I have had a house just appraised sell for over $100,000 above appraisal. I went to appraiser and said this is how good your appraisal was. It is just an educated opinion nothing more.
