I screwed up the count, I know.
During the textile mill days here 2 and 3 decker houses called tenements where built in the 10’s of thousands. In the late 1800’s they were all framed with Oak. You can buy a fixer upper for say $100K, fix it up and play the landlord game renting out apartments. People who buy these (the smart ones) insure them for total replacement cost. If it was to burn down your looking at insurance payout as high as $500K or more on your $100K investment because to bulid one today with Solid Oak Framing is beyond crazy expensive.
Tenement fires that carry this type of coverage are gone through with a fine tooth comb because of the massive monies involved.
