Mortgage rates are not at zero.

The rate for consumer mortgages is always higher than the fed rate.

If there's a 0 % mortgage out there I wanna know right now.

And if the mortgage interest rate was 0 your friend would make back their earnest money in very few payments.

Holy cow for anyone out there who doesn't understand mortgages or interest rates please get a book, or take a class or something.

Mortgage company is never going to explain it to you, real estate agents don't have to have more than a weak grasp on it (been in classes with them)
