"Today's buyers have their cups finally overflowing with options as residential inventory grows to about two months of supply," said Dick Beeson, managing broker at RE/MAX Northwest Realtors in Gig Harbor.

 

Active listings have nearly doubled from a year ago, jumping from 7,948 offerings of single family homes and condos to 15,381 (up 93.5%). The addition of 11,805 new listings during the month contributed to the boost. Compared to June, the selection expanded by 1,976 listings (up 14.7%).

 

Active Inventory in July-cap#1

Here is a summary of active listings for these housing markets in July. Inventory usually increases seasonally in July, so some month-over-month (MoM) increase is not surprising. However, for these markets, inventory was up almost 17% from June to July.

 

Inventory in these markets were down 38% YoY in January, down 8% YoY in March, and are now up 81% YoY! So, this is a significant change from earlier this year. This is another step towards a more balanced market, but inventory levels are still historically low in most markets.

Last month, these six markets were down 21.3% YoY NSA, so there appears to have been a significant further sales decline in July (this is just a few early markets).

Russian Oil Flows Halted Through Pipeline to Central Europe

 

Europe’s energy security suffered another blow after Russian crude flows through Ukraine to Hungary, Slovakia and the Czech Republic were halted because sanctions prevented payment of a transit fee.

 

While Russia’s oil-pipeline operator Transneft PJSC said there was no effect on the northern leg of the Druzhba pipeline, which runs through Belarus to Poland and Germany, the southern portion of the link was shut down on Aug. 4. Oil jumped in London, with Brent crude 1.1% higher at $97.70 a barrel as of 3:58 p.m.

 

Russia has already blamed international sanctions for curbing flows of natural gas to Europe through the Nord Stream pipeline. (and ze Germans playing hide muh turbine with Siemans not releasing the paperwork but blaming muh russians.."just ask for it back" was the response...good try though!!) Similar disruption to oil flows would deepen the region’s energy crisis, adding to pressure on inflation and amplifying the risk of recession.

 

Hungary’s fuel supplies would be particularly vulnerable, and Budapest-based refiner Mol Nyrt. said it had initiated talks aimed at restarting the crude flows by paying the transit fee to Ukraine itself. “Although Mol has enough reserves for several weeks, it is working on a solution,” the refiner said in a statement.

(Hungary's Oil infrastructure is built upon processing Urals Crude-so this is why Orban held out for the E.U. sanctions to only include sea-transit oil and not land-based-but now we haz a payment "issue")

Mol’s Slovak unit Slovnaft and Czech crude-pipeline operator Mero CR said in separate statements that they expect flows to be restored within days.

 

In the first days of August, before the halt, Russia sent just over 24,000 barrels a day to the Czech Republic and the same volume to Slovakia through the Druzhba, according to industry data seen by Bloomberg. Flows toward Hungary zero due to planned maintenance at the country’s processing facilities, the data showed.

 

Ukrtransnafta JSC, which operates Ukraine’s oil pipeline network and oversees the transit of crude via the southern leg of the Druzhba link, “stopped providing oil-transportation services” through its territory on Aug. 4, Transneft said in a statement on Tuesday. There was no immediate comment from Ukrtransnafta.

 

The contract between Transneft and Ukrtransnafta requires 100% prepayment for transit flows. While the Russian pipeline operator paid the August transit fee on July 22, it received the money back on July 28, Transneft said. Slovak crude-pipeline operator Transpetrol, in a separate statement, confirmed Transneft’s payment failed to go through and was returned to the company by the bank.

 

The European banks involved in the transaction are not authorized to make their own decisions on cross-border payments from Russia due to sanctions and need approvals from their national regulators, according to Transneft.

 

The Russian oil-pipeline operator said it has appealed “to an authorized bank for further transfer of information to the European regulator in order to obtain permission to conduct settlements under an agreement with Ukrtransnafta.” It is also looking at alternative ways to transfer funds. Failure to resolve the payment issue would carry particular risks for Hungary, where Prime Minister Viktor Orban’s imposition of a fuel price cap had already prompted some oil companies to halt imports to avoid taking losses.

 

Mol Chairman Zsolt Hernadi has repeatedly warned of a potential supply crunch due to the price cap, which is in place until Oct. 1. Mol shares fell as much as 5.6% on Tuesday while the forint fell as much as 1% against the euro, the biggest drop in emerging markets.

 

The best-case scenario is that the financial dispute is resolved within days, said Erste Bank analyst Tamas Pletser. If the halt is prolonged, Hungarian refiner Mol has fuel reserves for a couple of weeks, but beyond that the country would have to tap its strategic oil reserves, he said.

Without Any Legislative Powers, the Fed Is Rewriting the Law and Creating a Permanent $500 Billion Bailout Facility for Wall Street

 

On July 28 of last year, the Fed announced that it was creating a $500 billion permanent bailout facility for the trading houses (“primary dealers”) on Wall Street to support “smooth market functioning.” The Fed gave the facility the bland sounding name of “Standing Repo Facility” or SRF. What the Fed was effectively doing was creating a new “discount window” where both Fed member banks and Wall Street trading houses could obtain billions of dollars in cumulative loans if a liquidity crisis arose. The resolution issued by the Fed in conjunction with the announcement indicates that the $500 billion ceiling can be “temporarily increased at the discretion of the Chair.” That means that Fed Chair Jerome Powell, who just recently started a new four-year term, has the power, without any advice and consent from Congress, to throw unlimited amounts of money at the trading houses on Wall Street.

 

The resolution also puts this unlimited bailout facility under the auspices of the New York Fed – the same regional Fed bank responsible for the majority of the $29 trillion Wall Street bailout during and after the 2008 financial crisis.

 

The New York Fed is literally owned by some of the biggest banks on Wall Street, including JPMorgan Chase, Citigroup, Goldman Sachs and Morgan Stanley. (See our report: These Are the Banks that Own the New York Fed and Its Money Button.)

 

The Fed’s resolution also notes that the loans will be made as “open market operations.” By calling these loans “open market operations” instead of emergency loans under the Federal Reserve Act’s Section 13(3), the Fed has effectively repealed the restrictions imposed on it by Congress under the Dodd-Frank financial reform legislation of 2010. The Dodd-Frank Act required that emergency loans made by the Fed under Section 13(3) receive the “prior approval of the Secretary of the Treasury”; cannot be made to insolvent institutions or to help those institutions avoid a bankruptcy filing; and the names of the borrowers and amounts borrowed had to be given to the Senate Banking and House Financial Services Committees within seven days. Under its new Standing Repo Facility, the Fed has effectively taken Congress out of the loop.

 

Last Friday morning, the New York Fed quietly added the federally-insured banks — Morgan Stanley Bank, N.A. and Morgan Stanley Private Bank, N.A. — to its list of counterparties at its Standing Repo Facility. Morgan Stanley & Co., the trading unit of the megabank, is already a counterparty to the SRF as one of the Fed’s primary dealers. This means that Morgan Stanley will be able to make three separate requests for loans from the Fed’s Standing Repo Facility. Likewise, both Goldman Sachs and Citigroup (Citibank) have both a trading unit and their federally-insured bank listed as counterparties to the SRF. To understand just how unprecedented this action by the Fed is, we recommend that you listen to an audio tape of an interview conducted on August 5, 2010 by investigators for the Financial Crisis Inquiry Commission (FCIC), the body convened under the Fraud Enforcement Recovery Act of 2009 to investigate the 2008 financial collapse on Wall Street. The interview is with Rodgin (Rodge) Cohen, Senior Chair of Sullivan & Cromwell, the law firm that played a major role during the 2008 financial crisis.

 

During Cohen’s interview, he is asked if the Fed’s financial assistance to the Bear Stearns trading house (in the spring of 2008) was the first time the Fed had used its 13(3) emergency lending authority to help a nonbank. Cohen states that “To my knowledge it is the first time and the initial but fleeting reaction was we’ve never done it before, what sort of precedent are we creating for ourselves.”

 

It was not the first time the Fed had used its Section 13(3) emergency lending to assist a nonbank. It was simply the first time the Fed had made loans to a collapsing trading house on Wall Street. According to a history provided by David Fettig, a Senior Advisor to the Minneapolis Fed, Section 13(3) “was used sparingly, and just 123 loans were made” from 1932 to 1936. The loans totaled $1.5 million – that’s about $32 million in today’s dollars. That’s a pretty far cry from the $29 trillion the Fed secretly pumped out to bail out Wall Street from December 2007 through June 2010.

 

Cohen makes numerous other noteworthy admissions during his interview. In response to one question, Cohen concedes that he was personally involved in the amendment contained in the Federal Deposit Insurance Corporation Improvement Act (FDICIA) that he interpreted as changing the Fed’s emergency lending powers under Section 13(3) of the Federal Reserve Act.

 

Cohen also admits that during his negotiations on behalf of the Board of Bear Stearns, he effectively provided a legal interpretation of the law to the Fed. Cohen stated during the interview: “We did say that we thought 13(3) provided broad power; that the ability was there if the Fed could satisfy itself on the collateral.”

Peter Schiff has a deal with Puerto Rico to liquidate his Euro Pacific Bank, he says.

 

Peter Schiff, the libertarian economist and money manager who has been battling banking regulators in Puerto Rico, said Tuesday that he had reached a deal to liquidate his troubled bank. Mr. Schiff, 59, owns Euro Pacific Bank, a boutique online bank based in San Juan. In 2020, Euro Pacific found itself at the center of an international investigation into whether it had done due diligence on its account holders. An international group of tax authorities known as the J5, which included the Internal Revenue Service, investigated whether the bank had served as a vehicle for suspected tax evasion and money laundering.

 

In late June, bank regulators in Puerto Rico suspended Euro Pacific, citing “serious insolvency” issues. In a settlement reached Tuesday, Mr. Schiff agreed to return $66.7 million in deposits, using several million in gold to cover any cash shortfalls. He has also agreed to pay $300,000 in fines, according to a copy of the settlement. A spokesman for Puerto Rico’s banking commissioner declined to comment and said the agency would release a statement in the coming days.

 

The bank had some 8,000 depositors and $140 million in deposits until the investigation, known as Operation Atlantis, was reported by The New York Times in collaboration with news agencies in Australia. Mr. Schiff said the bank had approved fewer than half of applicants and closed more than 5,000 accounts over compliance issues and red flags. He also said the media coverage made it impossible for Euro Pacific to conduct business, as companies like American Express refused to work with the bank. A defamation suit is pending in Australia. “There was no way those allegations were true, but once those stories broke, the bank’s business imploded,” Mr. Schiff said in an interview. He insisted that the bank’s compliance against suspected money laundering was so strict that it turned down more accounts than it opened. “We were closing accounts all the time,” he said. He acknowledged that two years ago the bank was about $4 million short, because it had, he said, inadvertently been using clients’ deposits toward operating expenses. He said he had remedied the problem by pouring $7 million of his own money into the bank. “I have invested $10 million in this bank,” he said. “I am losing everything.” But in Mr. Schiff’s mind, the settlement is something of a vindication, because he was not accused of money laundering or any other allegations that swirled around the news of Operation Atlantis.

 

His lawyer, Lanny Davis, said Mr. Schiff had not been notified that he was either a subject or a target of a federal investigation. Justin Cole, a spokesman for the I.R.S. criminal investigations division, said that during the investigation, it had become clear that the “most appropriate action” was for Mr. Schiff’s bank to be de-registered. Mr. Schiff had sought to sell the bank, but the banking regulators in Puerto Rico did not allow a sale. U.S. inflation decelerates more than forecast on gas price drop

 

U.S. inflation decelerated in July by more than expected, reflecting lower energy prices, which may take some pressure off the Federal Reserve to continue aggressively hiking interest rates.

 

The consumer price index increased 8.5 per cent from a year earlier, cooling from the 9.1 per cent June advance that was the largest in four decades, Labor Department data showed Wednesday. Prices were unchanged from the prior month. A decline in gasoline offset increases in food and shelter costs. So-called core CPI, which strips out the more volatile food and energy components, rose 0.3 per cent from June and 5.9 per cent from a year ago.

 

Economists in a Bloomberg survey projected a 0.2 per cent rise in the overall CPI from a month ago and an 8.7 per cent year-over-year increase. Core CPI was forecast to rise 0.5 per cent from June and 6.1 per cent from a year ago. Treasury yields slid across the curve while S&P 500 futures extended gains and the dollar plunged. Traders reduced the odds of the US central bank boosting rates by three-quarter percentage point next month. While a drop in gasoline prices is good news for Americans, their cost of living is still painfully high, forcing many to load up on credit cards and drain savings. After data last week showed still-robust labor demand and firmer wage growth, a further deceleration in inflation could take some of the urgency off the Fed to extend outsize interest-rate hikes.

 

Gasoline prices fell 7.7 per cent in July, the most since April 2020, after rising 11.2 per cent a month earlier. Utility prices fell 3.6 per cent from June, the most since May 2009.

 

Food costs, however, climbed 10.9 per cent from a year ago, the most since 1979. Used car prices decreased.

 

Even though inflation decelerated, Fed officials have said they want to see months of evidence that prices are cooling, especially in the core gauge. They’ll have another round of monthly CPI and jobs reports before their next policy meeting on Sept. 20-21.

 

Shelter costs which are the biggest services’ component and make up about a third of the overall CPI index rose 0.5 per cent from June and 5.7 per cent from last year, the most since 1991. That reflected a 0.7 per cent jump in rent of primary of residence. Hotels, meanwhile, fell 3.2 per cent. Elsewhere in leisure, airfares dropped 7.8 per cent from the prior month, the most in nearly a year.

MBA: Mortgage Applications Increase in Latest Weekly Survey

 

Mortgage applications increased 0.2 percent from one week earlier, according to data from the Mortgage Bankers Association’s (MBA) Weekly Mortgage Applications Survey for the week ending August 5, 2022.

 

... The Refinance Index increased 4 percent from the previous week and was 82 percent lower than the same week one year ago. The seasonally adjusted Purchase Index decreased 1 percent from one week earlier. The unadjusted Purchase Index decreased 2 percent compared with the previous week and was 19 percent lower than the same week one year ago.

 

“Mortgage rates remained volatile last week – after drops in the previous two weeks, mortgage rates ended up rising four basis points. Mortgage applications were relatively flat, with a decline in purchase activity offset by an increase in refinance applications,” said Joel Kan, MBA’s Associate Vice President of Economic and Industry Forecasting. “The purchase market continues to experience a slowdown, despite the strong job market. Activity has now fallen in five of the last six weeks, as buyers remain on the sidelines due to still-challenging affordability conditions and doubts about the strength of the economy.”

Ukraine won approval for a debt-payment freeze from the holders of its international bonds, gaining some budget relief in the wake of Russia’s invasion.

 

Investors representing around 75% of $19.6 billion worth of Ukraine’s foreign bonds agreed to defer coupon and principal payments until 2024, the Finance Ministry in Kyiv said on Wednesday. The move, along with other measures put forward to creditors, could save the sovereign $5.8 billion. 2. If not an organization within the U.S. Department of the Treasury, then what exactly is the IRS?

Answer: The IRS appears to be a collection agency working for foreign banks and operating out of Puerto Rico under color of the Federal Alcohol Administration (“FAA”). But the FAA was promptly declared unconstitutional inside the 50 States by the U.S. Supreme Court in the case of U.S. v. Constantine, 296 U.S. 287 (1935), because Prohibition had already been repealed.

 

In 1998, the United States Court of Appeals for the First Circuit identified a second “Secretary of the Treasury” as a man by the name of Manual Díaz-Saldaña. See the definitions of “Secretary” and “Secretary or his delegate” at 27 CFR 26.11 (formerly 27 CFR 250.11), and the published decision in Used Tire International, Inc. v. Manual Díaz-Saldaña, court docket number 97‑2348, September 11, 1998. Both definitions mention Puerto Rico. When all the evidence is examined objectively, IRS appears to be a money laundry, extortion racket, and conspiracy to engage in a pattern of racketeering activity, in violation of 18 U.S.C. 1951 and 1961 et seq. (“RICO”). Think of Puerto RICO (Racketeer Influenced and Corrupt Organizations Act); in other words, it is an organized crime syndicate operating under false and fraudulent pretenses. See also the Sherman Act and the Lanham Act.

 

3.By what legal authority, if any, has the IRS established offices inside the 50 States of the Union?

Answer: After much diligent research, several investigators have concluded that there is no known Act of Congress, nor any Executive Order, giving IRS lawful jurisdiction to operate within any of the 50 States of the Union. Their presence within the 50 States appears to stem from certain Agreements on Coordination of Tax Administration (“ACTA”), which officials in those States have consummated with the Commissioner of Internal Revenue. A template for ACTA agreements can be found at the IRS Internet website and in the Supreme Law Library on the Internet. However, those ACTA agreements are demonstrably fraudulent, for example, by expressly defining “IRS” as a lawful bureau within the U.S. Department of the Treasury. (See Answer to Question 1 above.) Moreover, those ACTA agreements also appear to violate State laws requiring competitive bidding before such a service contract can be awarded by a State government to any subcontractor. There is no evidence to indicate that ACTA agreements were reached after competitive bidding processes; on the contrary, the IRS is adamant about maintaining a monopoly syndicate.

 

4.Can IRS legally show “Department of the Treasury” on their outgoing mail?

Answer: No. It is obvious that such deceptive nomenclature is intended to convey the false impression that IRS is a lawful bureau or department within the U.S. Department of the Treasury. Federal laws prohibit the use of United States Mail for fraudulent purposes. Every piece of U.S. Mail sent from IRS with “Department of the Treasury” in the return address, is one count of mail fraud. See also 31 U.S.C. 333.

 

5. Does the U.S. Department of Justice have power of attorney to represent the IRS in federal court?

Answer: No. Although the U.S. Department of Justice (“DOJ”) does have power of attorney to represent federal agencies before federal courts, the IRS is not an “agency” as that term is legally defined in the Freedom of Information Act or in the Administrative Procedures Act. The governments of all federal Territories are expressly excluded from the definition of federal “agency” by Act of Congress. See 5 U.S.C. 551(1)(C). Since IRS is domiciled in Puerto Rico (RICO?), it is thereby excluded from the definition of federal agencies which can be represented by the DOJ. The IRS Chief Counsel, appointed by the President under authority of 31 U.S.C. 301(f)(2), can appear, or appoint a delegate to appear in federal court on behalf of IRS and IRS employees. Again, see the Answer to Question 1 above. As far as powers of attorney are concerned, the chain of command begins with Congress, flows to the President, and then to the IRS Chief Counsel, and NOT to the U.S. Department of Justice.

 

6. Were the so-called 14th and 16th amendments properly ratified?

Answer: No. Neither was properly ratified. In the case of People v. Boxer (December 1992), docket number #S-030016, U.S. Senator Barbara Boxer fell totally silent in the face of an Application to the California Supreme Court by the People of California, for an ORDER compelling Senator Boxer to witness the material evidence against the so-called 16th amendment. That so‑called “amendment” allegedly authorized federal income taxation, even though it contains no provision expressly repealing two Constitutional Clauses mandating that direct taxes must be apportioned. The Ninth Circuit Court of Appeals and the U.S. Supreme Court have both ruled that repeals by implication are not favored. See Crawford Fitting Co. et al. v. J.T. Gibbons, Inc., 482 U.S. 437, 442 (1987). The material evidence in question was summarized in AFFIDAVITs that were properly executed and filed in that case. Boxer fell totally silent, thus rendering those affidavits the “truth of the case.” The so‑called 16th amendment has now been correctly identified as a major fraud upon the American People and the United States. Major fraud against the United States is a serious federal offense. See 18 U.S.C. 1031.

 

Similarly, the so-called 14th amendment was never properly ratified either. In the case of Dyett v. Turner, 439 P.2d 266, 270 (1968), the Utah Supreme Court recited numerous historical facts proving, beyond any shadow of a doubt, that the so‑called 14th amendment was likewise a major fraud upon the American People.

 

Those facts, in many cases, were Acts of the several State Legislatures voting for or against that proposal to amend the U.S. Constitution. The Supreme Law Library has a collection of references detailing this major fraud. The U.S. Constitution requires that constitutional amendments be ratified by three-fourths of the several States. As such, their Acts are governed by the Full Faith and Credit Clause in the U.S. Constitution. See Article IV, Section 1. Judging by the sheer amount of litigation its various sections have generated, particularly Section 1, the so‑called 14th amendment is one of the worst pieces of legislation ever written in American history. The phrase “subject to the jurisdiction of the United States” is properly understood to mean “subject to the municipal jurisdiction of Congress.” (See Answer to Question 19 below.) For this one reason alone, the Congressional Resolution proposing the so-called 14th amendment is provably vague and therefore unconstitutional. See 14 Stat. 358-359, Joint Resolution No. 48, June 16, 1866.
