What desired things you want in your town?
I native, but chose location for low taxes and conservative area (offgrid anon, so not much else matters to me).
East Tx is wooded, climate reasonable, cost of gas and essentials are among the lowest in Texas.
Land is cheap for having trees and water plenty.
a lot of areas where power is not available still exist. (along river area especially, great wildlife too).
